Welcome to Villa Republic. By accessing our website (villarepublic.lk) and completing a reservation, you agree to be bound by the following Terms and Conditions. Please read them carefully before making a booking.

1. Booking and Reservations

All bookings are subject to availability and formal confirmation by our team. To secure a reservation, a valid payment method and an initial deposit (or full payment, depending on the promotional rate) must be provided.

• The primary guest making the booking must be at least 18 years of age.
• The number of guests staying at the villa must not exceed the maximum capacity stated on the booking confirmation. Unregistered guests are not permitted overnight without prior management approval.

2. Payment & Cancellation Policy

We strive to offer flexible options while ensuring the upkeep of our properties. Our payment and cancellation terms are as follows:

• Deposits: A non-refundable deposit of 50% is required to secure your booking. The remaining balance is due 14 days prior to your arrival date.
• Cancellations: Cancellations made more than 30 days prior to arrival will receive a full refund minus any transaction fees. Cancellations made within 14 days of arrival are fully non-refundable.
• Security Deposit: A refundable security deposit may be required upon check-in to cover any incidental damages. This will be returned upon check-out, subject to a satisfactory property inspection.

3. Check-In and Check-Out

To allow our staff adequate time to prepare the villa to our high standards, please adhere to the following times:

• Check-In: From 2:00 PM onwards.
• Check-Out: By 11:00 AM.

Early check-ins and late check-outs are subject to availability and may incur an additional fee. Please contact our concierge team in advance to arrange this.

4. House Rules and Guest Conduct

We ask that all guests treat the property, staff, and surrounding community with respect. The following rules apply to all Villa Republic properties:

• Noise Levels: As our villas are located in serene environments, we strictly prohibit excessive noise, loud music, or parties after 10:00 PM.
• Smoking: Smoking is strictly prohibited inside the villa bedrooms and enclosed living areas. Designated outdoor smoking areas are provided.
• Damages: Guests are liable for any damages to the property, furniture, or equipment caused during their stay. Costs for repairs or replacements will be deducted from the security deposit or billed directly to the primary guest.
• Pets: Pets are only allowed in strictly designated pet-friendly properties and require prior written consent from management.

5. Liability and Valuables

Villa Republic is not responsible for the loss or damage of any personal belongings or valuables during your stay. We highly recommend utilizing the in-room safes provided. Furthermore, guests use the property facilities (including swimming pools) entirely at their own risk. Villa Republic accepts no liability for any injuries sustained on the premises.

6. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Democratic Socialist Republic of Sri Lanka. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Sri Lanka.
